The creative design is ours. We work with licensed architects who turn it into the signed construction documents. Permitting, construction and the trades inside it stay with one licensed team.

01Philosophy

A house you move through, not one you only look at.

We do not build in one style. The houses we design look different from each other because the people and the sites are different, and because a house should belong to the family in it rather than to a catalogue.

What stays the same is what we pay attention to: how you move through the place, where people end up, what you see when you turn a corner. Get those right and the house is memorable for reasons that have nothing to do with fashion.

  • How you move

    The path from the car to the door, the kitchen to the table, the living room to the garden. Most of a day is spent in these transitions, so they should be the best part of the house.

  • Where people gather

    Rooms sized for the number of people who actually use them, with a clear place for everyone to end up when the house is full.

  • Air and light

    Openings set for cross-breeze and shade before any finish is chosen. Comfort is designed early or paid for later in equipment.

02Four principles

Four things we check on every decision.

    Memory

    A house should hold two or three moments you remember: a view framed by an opening, a ceiling that lifts, a door you want to put your hand on.

    Movement

    A plan is a sequence, not a set of boxes. We work out how one space opens to the next, and how the inside reaches the outside.

    Use

    Designed around how you actually live — where keys land, where the family gathers, how you cook, what the mornings look like.

  4. (04)

    Endurance

    Detailed for maintenance: panels that come off, equipment that can be reached and replaced, finishes that can be repaired in place.

03The shop and the yard

We own the tools, so we own the schedule.

Our millwork is cut, assembled and finished in our own shop. Cabinets, doors, closets, paneling and trim leave it ready to install, built to measurements our own crew took on site. When a dimension changes in the field, the shop drawing changes the same week — not after a supplier's queue.

The yard carries our own machinery for clearing, grading, trenching and drainage. Site work starts on the day the permit allows it, without waiting on rented equipment or another contractor's crew to come free.

Holding both ends also sets the standard. The people who built the cabinet are the people who hang it, and they answer to the same foreman who hands over the room.

    Shop, crew and foreman work for the same company, so a question is answered in one call.

  • Changes stay cheap

    A revision costs drawing time and shop time, not a new order with a new lead time.

    Nothing is accepted on site that would not be accepted in the shop.

Construction documents

Designed here. Sealed by a licensed architect.

The creative design is ours. The plan, the light, the way the rooms work and the materials they are made of are developed in our own studio, with you. We then work with licensed architects who bring it to life as the signed construction documents, and with licensed engineers who prepare and seal the structural, mechanical and civil engineering. To be plain about what we hold: Jimenez Builders holds contractor licences — general building, roofing and air conditioning — and does not hold an architect's licence.

Coordinating that team is our work, not the owner's. The design we develop with you carries through the engineering and the detailing into the finished wall, because the company that designed it is the company that builds it.

Permitting

We carry the permit package ourselves.

Permitting is where South Florida projects usually stall. We assemble the package — the architect's sealed drawings, the engineers' sealed calculations, the product approvals and the forms — file the permit under our contractor's licence, answer the building department's comments and follow the revisions through to issue. The owner is not handed a folder and a phone number.

Because the same company designs, coordinates the permit and builds, what is approved is what gets built: the inspector, the drawings and the crew are looking at the same thing.

Built for this coast and climate.

We work where we live: Homestead, and out across Miami-Dade, Broward and Palm Beach. Everything we design is measured against what this place does to a building — heat, hurricane season, a water table close to the surface, and salt carried inland on the wind.

  • Hurricane code

    Structure, openings and roof attachment detailed to the Florida Building Code requirements that apply on this coast. The structural engineering is prepared and sealed by licensed engineers, and we collect the product approvals for the permit package.

  • Salt and humidity

    Fixings, flashings and finishes specified for corrosion and constant moisture, with ventilation planned so assemblies can dry.

  • Native planting

    Florida natives and shade trees placed to cool the house and hold the soil, laid out to need little water once established.
