01What this means
Most builders coordinate subcontractors by phone. We hold the licences, employ the crews and run one schedule.
The design is developed here, and a licensed architect prepares and seals the construction documents. We coordinate the engineers, assemble the permit package and file it under our contractor's licence. The framing, the roof, the air conditioning, the cabinetry and the planting are done by our own crews, with our own machinery.
That removes the handoffs where projects lose time: the week spent waiting for a subcontractor to return a call, the detail nobody owns, the plan-review comment that sits unanswered.

New homes
A house on raw land or a cleared lot. We work from the survey forward: what the zoning allows, what the budget carries, what the site asks for.

Remodels and additions
Kitchens, baths, whole-house renovations, additions and re-roofs, including houses we did not build. We look behind the walls before we promise anything.

- Permits for structural, roofing and mechanical work
- Phasing so you can stay in the house where that is possible

Design and architect coordination
The creative design is ours: we develop the project in our studio, then work with a licensed architect, who turns it into the signed construction documents. If you already have an architect, we work with yours.

Engineering coordination
Structural, mechanical and civil engineering is prepared and sealed by licensed engineers. We prepare what they need and carry their comments back to the architect so they land in the set.

- Revisions carried into the architect's set, not left loose

Permitting
We assemble the permit package, file it under our contractor's licence, answer the plan-review comments and carry it to issue. You are not the one chasing a reviewer.

General construction

Cabinetry, built-ins, closets, doors and paneling cut and finished in our own shop, then installed by our own crew. We draw the shop drawings for it in house.

Decisions do not wait
A change to the cabinetry does not need three subcontractors to agree on a date. It is our shop, our crew and our schedule.

The trades meet on paper first
The duct run, the roof framing and the millwork are reconciled on paper, before anyone is standing on site with a saw.

The permit is our responsibility
We submit it, we answer the comments, we carry it to issue. If it stalls, it is ours to unstick, not yours.

Held by us, not borrowed from a subcontractor. Any of them can be verified with the Florida Department of Business and Professional Regulation. We do not hold an architect's licence: a licensed architect prepares and seals the construction documents.
